Right of a person to use the land of another for a specified purpose.

Appurtenant easement = owned by dominent and servient tenanment.

Easement in Gross = No dominate tenanment. Ex: Access by Utility companies to gain access to property. 

Easement by Necessity = Created by court, when someone has to cross over to gain access to property. Also, know as running with the land, Appurtenant easement.

Easement by Prescription = Created by the actions by one person from the interest of another person. Results of am lawsuit. Length of time varies by state. 

Terminating Easement = Agrees to release the easement,  Merging, abandonment, and  or need no longer exist.

When studying for the real estate exam, we learn that a fee simple absolute estate is the maximum degree of property ownership one can have. But nothing is truly absolute! Even fee simple absolute ownership has its limitations, like taxation.
