Tara and Peter built their business on what they call “layers” and don't move on to another one until that one is complete with an SOP (Standard Operating Procedure), Marketing Plan and someone to run it. Examples include Builder Listing, Database and Buyers.

Peter estimates 45% of their leads come from their database.
Two separate databases are maintained:
1) Know Us (3,000)
2) Everyone else (5,000) – Managed by “The Cultivator”

Interview with Peter Levinson - October 2014

Michael Maher is an incredibly accomplished REALTOR, trainer and author. Michael wrote “The 7 Levels of Communication: Go From Realtionships to Referrals” (7L), four years ago.  It has been #1 in real estate books for the past two months. Michael has now trained 8,000 people in The 7 Levels of Communication.

“GenGen” is short for “The Generosity Generation”, and is a community of “Ambassadors” – people who refer you willingly. These are the most referred professionals in a particular market, and it’s now more than just REALTORS.

Michael believes that the percentage of leads that come from the Internet is actually decreasing. He points out that “I’m referred, and then someone goes online to check me out – fills out the online form to connect with me, and if we weren’t tracking that we would think it was an Internet lead. It’s not.”

“Notevember” (www.notevember.com). A 30-Day Challnge to write 30 notes in 30 days.  Relationships over technology. This year, “Notes for Coats” and “Notes for Troops” are having a specific impact.

Michael observes that the 4th quarter of the year is the best time to work ON your business. He points out that when the business slowed down because the weather got bad in Kansas City, he replaced the time he was working IN the business with working ON his business. As a result, for two years, his biggest months were December. Michael suggests a “Team Advance” (rather than a retreat) in December and to focus on a chronological checklist and improve it.

Michael’s latest project is to have co-authored a new book (with Hal Elrod, “Miracle Morning”) “The Miracle Morning for Real Estate Agents – It’s Your Time to Rise and Shine”. Michael says he has always been a systems and rituals guy. In 7L, Michael talks about “The 4 Enriching Rituals”; Preparing for your day and your week in terms of preparing clothes and meals and preparing for a good night’s sleep as well. Hal Elrod has studied the techniques and rituals of high achievers and has collaborated with Michael for an application for REALTORS, available in December, 2014. This book becomes the sequel to 7L. “If you own the morning, you own the day.”
