Alistair Cockburn - Designing Quality of Life

Johnny FD is the host of Travel Like A Boss Podcast and Author of '12 Weeks in Thailand: The Good Life on the Cheap'. We talk about how he got to making $10k per month, selling his first dropshipping store for $60k, the shopify dropshipping method vs the Amazon FBA importing method, his Travel Like a Boss Podcast, and his tips for getting started as a digital nomad.

Johnny's the one who basically got us out to Chiang Mai to join the digital nomad community, therefore changing our lives forever, so this is a special one.  Like many of us out here, we first heard about Chiang May by stumbing upon his youtube video 'My $200 Apartment in Chiang Mai', and from there discovered his blog about living cheap in Thailand and making a living online thru dropshipping ecommerce businesses. 

Soon after following his blog, he and Anton Kraly of DropshipLifestyle.com announced that they were putting on a Digtial Nomad conference in Chiang Mai in October 2014. This was crucial for us cuz it marked a deadline on our calendar to quit our jobs and make that jump out to Thailand, and the dream of extended world travel. 

We met 100 other digital nomads there, some new, some experienced, and we just payed attention to what people were doing, and the rest is history. 

I will thank Johnny & Anton forever for putting on the retreat cuz it was the perfect excuse to get out there and make things happen. Now I feel like I'm on vacation everyday: I wake up when I want, eat out 3 meals a day, choose my own working hours, and get to be constantly surrounded by palm trees, exotic cultures, and happy people. Thanks boys

-Transparent about their own experience and maintain an objective viewpoint. They use phrases like, “I noticed that you are doing …..” and “In my own experience, I have found that I can fix that problem by…”. 

-Act as your teammate to get you better. 
You are PAYING them to get you better and therefore, it is their job to get you to improve. You don’t owe them a superiority complex and you should not tolerate such.

-Balance Negative Criticism with Positive Criticism. 
The human mind is inherently geared towards negativity. Some say it should be 1:3 ratio of negative:positive comments, but the bottom line is understanding that the brain is hypersensitive to negative comments. If your teacher is only telling you everything you are doing wrong, and not praising your accomplishments in performance, or picking something up quickly, you will soon establish a negative bias and low self-confidence in your ability to make music.
-Leave you inspired and motivated to improve your musical skills on a regular basis. To me this aspect of a teacher has become more important as I have gone further in my piano career. A lot of times, I do know the corrections to make, but my main problem seems to be being able to maintain a sustained level of motivation and perspective of why I continue  growing as a musician. Kyle Landry is one of my teachers who hands down makes me feel like a million bucks as I come out of my lesson.

-Are an actively performing regularly. 
This may not be important to you if you don’t care to share your music but for me, this is a crucial non-negotiable in finding a piano instructor because there are struggles in performance that are not present inside the practice room.

Working a short sale can be a bit tricky. That is if you're working with traditional banks. One of the exit strategies I most often forget about is doing a short sale. On today's show we do an interview of sorts about just that, working a short sale. Of course, it wouldn't be a Note MBA deal if there wasn't a bit of creativity thrown in for good measure. So, you're going to want to get the lowdown on this deal. Working a Short Sale Today we interview a newcomer to the real estate investing world, Nick DiSanza. Nick is a forensic loan analyst for a company based out of Dallas. His job for the past few years has been to review many of the loans we buy as note investors, or at least loans like them. They do this on behalf of the investors that backed the loans. Finding fraudulent loans, or loans that weren't exactly what the sellers promised is his day job. However, by night he's a newly minted&nbsp;real estate investor. He met Robby six months back and was instantly interested&nbsp;in note investing. So, Robby put him on ice for a few months, all the while Nick hounded him a chance at bat. Robby finally gave him a chance with a deal. What started as a potential loan mod became working a short sale with the son of a deceased borrower. Who Would Leave THIS Behind Apparently, when all the foreclosures and market tanking was in full swing it wasn't just the home owners that were feeling the effects. There were some four-legged innocent bystanders. This wasn't something I had really spent much time thinking about prior to last week. A listener of the show sent me a link to an  article from HousingWire. It opens with them talking about a long time, nonprofit that advertised on the site. This nonprofit company No Paws Left Behind specializes in an interesting part of our business. There mission is to bring awareness and a voice to the silent victims during the tumultuous foreclose times, pets. These animals have no voice or ability to implement change for a circumstance they didn't cause. Their homeowner could no longer afford the house payment. They get behind on bills, and can barely manage to keep food on their own plate. Then it comes time to move, and these cats, dogs, birds, etc. are left behind to fend for themselves. Which isn't something many of these animals are equip to do. The current number estimate over 60% of American homes have pets. And with the record number of recent foreclosure, it leaves over a 1.5 Million companion animals at risk. That’s it for this week!
