A man who lives 250ft up a hill overlooking a Devon resort is furious after insurers refused to cover his house because of a risk of flooding.
Eric Brisley, 85, was refused an insurance quote for his house in Sandhills Road in Salcombe.
Mr Brisley, who is fighting his case with Lloyds, says it would be "impossible" for his home to flood.
Lloyds said all properties in his postcode had been designated a flood risk.

It's been revealed that the cost of storing and maintaining 12 of Britain's laid-up nuclear submarines in the South West has cost taxpayers more than two million pounds over the last five years. Out of service submarines have been stored at Devonport since 1994.  All of them still have their reactors on board, and eight of them still have radioactive fuel on board. Johnny Morris reports for BBC Radio Devon.

Builders have been given only £1m of a £525m fund to kick-start construction of houses in England, it has emerged.
The government's Builders Finance Fund (BFF), launched in April 2014, aimed to "unlock" hundreds of housing projects stalled by the economic slowdown.
But just two projects have so far benefited from the fund which ends in March 2017.

£525m Builders' Finance Fund: Only £1m allocated

NHS trusts in England paid out more than £1.4bn in medical negligence claims last year compared to £583m in 2008, analysis shows.
The NHS Litigation Authority (NHSLA), which handles claims on behalf of trusts, said it was trying to reduce the costs.
It blamed big rises in claims and legal costs from claimants.
Lawyers said the costs would not exist if the NHS had not been negligent and accused it of delaying claims. Johnny Morris spoke to Radio Devon's Simon Bates about how the figures affected hospitals in the South West.

A driver smashed into railings and sent a teenager "skidding down a road" whilst driving at twice the legal alcohol and speed limits, a court heard.
Ruby-Tuesday Hobbs underwent several operations after she was hit in Plymouth city centre on Christmas Eve, the city's magistrates court heard.
