990 listings produce buyer-side sales in three ways:

**Your sellers who buy from you.
**Buyers who inquire about your listings, like you, and buy other agents’ listings through you. 
** Unrepresented buyers who buy your listings through you. 

Your listings, on average, should produce one buyer-side sale each.

Gary Keller, co-founder of Keller Williams, says that a well marketed listing should produce 1-3 buyer-side sales.

Even with no list-side commission, that makes the value (on average) of a $350,000 listing at least $10,500 if you’re in a typical 3% co-broke market. 

One way to super-monetize each listing is to increase the probability you will sell it yourself.
