Die ADREALIS Service Kapitalverwaltungs-GmbH, ein Unternehmen der XOLARIS Gruppe hat für den neuen Publikums-AIF ihres Kunden Verifort Capital die Vertriebszulassung erhalten.
Der Immobilienfonds Verifort Capital HC1 investiert in inländische Immobilien aus den Bereichen stationäre Pflegeheime, betreutes Wohnen sowie Tages- und ambulante Pflege.  Der Publikums-AIF kann von Anlegern ab einer Mindestbeteiligungssumme von EUR 5.000 zzgl. 5% Ausgabeaufschlag gezeichnet werden und hat ein geplantes Fondsvolumen von rund EUR 35 Mio.
Die ADREALIS hat für den Publikums-AIF Verifort Capital HC1 die Vertriebszulassung durch die BaFin erhalten. Damit handelt es sich bei dem Fonds um einen voll regulierten Investmentfonds. Die als Immobilienfonds konzipierte Verifort Capital HC1 GmbH & Co. geschlossene Investment KG investiert in mindestens drei Pflegeimmobilien verschiedener Nutzungsarten des Healthcare-Marktes in Deutschland.

Der Fonds kann von privaten Investoren ab einer Mindestbeteiligungssumme von EUR 5.000 und zunächst bis zu einem Emissionsvolumen von rund EUR 16 Mio. gezeichnet werden. 

Die Laufzeit des Fonds beträgt 10,5 Jahre und endet zum 31. Dezember 2031. Im Basis-Szenario wird ein Gesamtmittelrückfluss von rund 149,9 Prozent vor Steuern prognostiziert. Damit liegt die vierteljährliche Ausschüttung bei 4,75% p. a. vor Steuern (Prognose).
Der Fonds ist grundsätzlich als Blindpool konzipiert, wobei das erste Investitionsobjekt schon angekauft wurde. Der Initiator selbst wird mit einer Zeichnung von EUR 1,6 Mio. rund 10% des Fondsvolumens übernehmen und unterstreicht damit das eigene Vertrauen in diesen Investmentfonds. Gleichzeitig war dieser Eigenkapitalanteil ausreichend, um die erste Immobilie für den Fonds zu kaufen. Damit wird erreicht, dass bereits kurz nach Vertriebsstart der Aufbau des Immobilienportfolios realisiert wird und der Fonds und somit die Anleger sichere Erträge erwirtschaften.

Is the Risk Manager the only function of the company controlling the risks?

Risk Management inside the AIFM is structured in a way to detect and prevent possible risks in course of the activity of the AIFM. It covers risks of organization, risk of operation, risk of counterparties, risk of markets, credit risk and risk of liquidity. The function of risk is structured in a way to prevent the risks already at a very early stage of operation, through implementation of numerous policies and procedures governing daily operations of the AIFM and is paralleled by compliance.

Three lines of defense existing and implemented within AIFM cover and involve all functions in the prevention of arising of risk situation at all stages of the funds management process from collecting funds, through the whole process of its investment and distribution.

First line is risk assessment within client onboarding process by operational teams through KYC and customer due diligence in accordance with the policies and procedures set up by the Management Company. This role is ensured by client relation function, either a customer administration center of the AIFM or distribution agent or other operating unit.

Second line of defense is internal risk function itself along with internal compliance, which are both responsible for timely review and appropriate alignment of adequate policies and procedures, set up of risk identification parameters in operation and review of

Third line of defense is internal audit function, which is usually performed by external provider, focused on review of the existing policies and procedures on their alignment with regulatory prescriptions and proper implementation in the daily life of the company.

Is the Risk Manager the only function of the company controlling the risks?

No, all of the units of the company are involved in risk process, Risk Manager is only directing the process to be properly implemented and applied by every business department.
